Is it itemized, or one big number?
A single lump sum hides where your money goes. Ask for materials, labor, tear-off, disposal and permits broken out separately. If a contractor won't break it down, it's usually because the number isn't built on anything yet.

Who is actually going to be on your roof?
Plenty of companies sell the job and then hire whichever crew is free that morning. Ask who runs the site, whether they'll be there the whole job, and who you call when something's wrong at 4 p.m. on a Friday.

What happens when they open the wall?
Rot, bad framing and old water damage show up on real jobs. The question isn't if. It's how it gets priced. Get the change-order process in writing before demo day, not after.

Do you charge for estimates?
No. On-site quotes are free, and there's no obligation attached to them. We'd rather walk away from a job that isn't a fit than talk you into one.
How much is a new roof / deck / remodel going to cost?
Anyone who gives you a firm number over the phone without seeing the property is guessing, and that guess usually goes up later. Price depends on square footage, pitch, what's under the existing surface, material choice and access. We'll come out, measure, and put a real itemized number in writing, normally within 24-48 hours.
Are you licensed and insured?
Yes. You'll get a certificate of insurance before work begins. Ask for it, and ask every other contractor bidding your job for theirs too.
Do you handle insurance and storm-damage claims?
We do. We'll document the damage with photos and measurements and work directly with your adjuster so the scope on paper matches the work that actually needs doing.
How soon can you start?
It depends on the season and the size of the job. Spring and fall book out fastest. Repairs and small jobs often get squeezed in within a couple of weeks. We'll give you a real date, not a "we'll see."
Do you take small jobs, or only full projects?
Both. Plenty of our repeat customers started with a leaking roof valley or one rotten deck board. Call and ask. If it's not something we should be doing, we'll tell you who is.
Do I have to pay everything up front?
No. Larger projects are broken into a deposit for materials and progress payments tied to work actually completed, with the final balance due after your walk-through. It's all spelled out on the quote before you sign anything.
